Coronavirus Landlord Letter to Tenants on Section 8

Coronavirus Landlord Letter to Tenants on Section 8

We have not seen anything like the Coronavirus (COVID-19) in modern times.  This makes you a coronavirus landlord and being such, you are rightfully concerned.  What are the rules? What can I do? How can I be sympathetic but still earn an income?  So many questions and so little direction.  As landlords, we are problem solvers and leaders.  There are several things we can do.  However, in this post I will focus only on coronavirus landlord letter for communication to tenants on Section 8.

Let’s start with two very important HUD Section 8 financial rules:

HUD has suspended all terminations. What does that mean?  A tenant that was being removed from the program has received a reprieve.  The bad news: You are stuck with them as no courts in the country are granting evictions at this time. The good news:  You will still get paid.  YEAH!  That allows you to be compassionate and paid.  That’s a silver lining regarding the Coronavirus landlord and section 8.

The bad news: Your tenant lost his/her job. What does that mean? The good news: Section 8 will cover the difference.  The key is timing.  You can use our COVID-19 Tenant Notification Letter to make sure the tenant doesn’t waste time because as you know, Section 8 can be slow.  That’s another silver lining regarding the Coronavirus landlord and the impact with regards to section 8.

Communication

The key is communication.  You have to communicate your commitment to the health and safety of your tenants. We’ve received questions from our tenants seeking more information pertaining to the virus, as well as, resources to better understand the potential impact on our lives. We are certain that you have as well.

Communication is critical to your preparation and it needs to be factual and transparent when sharing with your tenants. The Coronavirus (COVID-19) Tenant Notification Letter communicates to your tenants that you are present and prepared as a coronavirus landlord during these trying times.  This will help them feel more comfortable and secure.

Set Direction

Most importantly, your tenants need direction.  They need to know what is expected of them and a clear understanding that you will be firm, yet compassionate while setting expectations, directions and sharing alternative resources for health and financial assistance.
